The Summerville area is one of the fastest-building places in the state. Master-planned communities like Nexton and Cane Bay Plantation, plus Del Webb's active-adult neighborhoods, are turning former pine land into thousands of brand-new homes almost overnight — filled with families and retirees, many of them relocating for Volvo, Boeing, and the greater Charleston job market. If you just closed on one of them, here's how to insure it right.
A new home is usually easy and affordable to cover — but out here, one item on the list matters more than anywhere else: flood.
1. Get your policy in place before you close
Your lender requires proof of homeowners insurance before funding, and if your house was still being built, the builder's risk policy ends the day you take the keys. Line up your coverage a couple of weeks ahead so we can shop it properly rather than grab the fastest option under a deadline.
2. Insure to rebuild, not to your purchase price
A homeowners policy pays to rebuild the house after a total loss — not what you paid, and not the land. On a new build the numbers are easy to pin down from your builder's specs, but confirm the dwelling limit reflects today's rebuild costs, and ask for extended replacement cost so you're protected if prices spike after a storm.
3. Take the new-home discount
New roof, new wiring, new plumbing, current codes — all lower risk, and most carriers price it in. A brand-new Cane Bay or Nexton home often insures for less than an older house of the same size. Make sure your policy reflects the year built and any protective features (alarm, smart water shutoff). An online quote rarely captures all of it; we do.
4. Flood is the big one out here — and it's separate
This is the item people in Summerville, Cane Bay, and Nexton cannot afford to skip. No homeowners policy covers flood. The Berkeley–Dorchester Lowcountry sits low and flat, near the Ashley River, old rice-field swamps, and creeks that back up in heavy rain — and tropical systems dump enormous amounts of water this far inland. Plenty of flood claims out here happen outside the mapped high-risk zones. Even if your lender doesn't require it, we'll pull your address's flood status and tell you honestly whether an NFIP or private flood policy makes sense. On a new home, it's often surprisingly affordable.
5. Know what wind coverage you have
Homeowners policies generally cover wind and hail, but this close to the coast some carriers apply a separate named-storm or hurricane deductible — a percentage of your home's value rather than a flat amount. Know that number before hurricane season, not during it.
6. Townhome, patio home, or full HOA? Mind the gaps
A lot of Nexton and Cane Bay product is townhomes and low-maintenance homes with strong HOAs. The master policy usually covers the building shell, but the line between HOA coverage and your coverage — interior, belongings, liability, loss assessment — varies widely. Bring us your HOA documents so there's no gap.
7. Bundle with auto, especially if you just moved here
Relocating for work? You've got a short window to get on South Carolina auto insurance anyway. Do it alongside your home and the multi-policy discount usually trims both. We'll make sure nothing lapses between states.
