If you rent a home or apartment in South Carolina, you have probably wondered whether renters insurance is something you actually have to buy or just something landlords push. Short answer: the state does not require it. Your lease very well might, and even when it does not, going without it is one of the cheapest mistakes to avoid and one of the most expensive to make.

I talk to renters across Lexington, Cayce, West Columbia, Irmo, and Columbia who assume their landlord's insurance protects their stuff. It does not. Here is exactly who requires renters insurance in South Carolina, what it covers, what it leaves out, and what it typically runs.

Is renters insurance required by law in South Carolina?

No. There is no South Carolina law that forces a tenant to carry renters insurance. From the state's point of view, it is optional.

But "not required by the state" is not the same as "not required." Two other things commonly make it mandatory in practice.

Your landlord or property manager. Many South Carolina landlords, and most larger apartment communities, now require proof of renters insurance in the lease, often with a minimum liability amount and sometimes naming the property as an interested party. If your lease requires it, that requirement is enforceable. Skipping it can put you in breach of your lease.

The mistake that costs renters the most

Here is the single biggest misunderstanding I run into: renters assume the landlord's policy covers their belongings. It does not.

Your landlord's insurance covers the building, the structure they own. It does not cover your furniture, your clothes, your electronics, your bike, or anything else you brought with you. If a pipe bursts, the unit next door catches fire, or someone breaks in, the landlord's policy rebuilds the walls. Everything inside those walls that belongs to you is your problem unless you have your own coverage.

Add up what it would cost to replace everything you own from scratch, all at once. Most people land somewhere between $20,000 and $40,000 without realizing it. That is what you are risking to save the price of a couple of coffees a month.

What renters insurance actually covers

A standard South Carolina renters policy generally includes three core protections:

Personal property. Replaces your belongings if they are stolen or damaged by a covered event like fire, smoke, certain water damage, or vandalism. Many policies cover your things even when they are away from home, so a laptop stolen from your car may be covered too.

Personal liability. If someone is injured in your rental and you are responsible, or you accidentally damage someone else's property, this helps cover the costs, including legal defense. This is the part landlords care about most.

Loss of use. If a covered loss makes your rental uninhabitable, this helps pay for temporary housing and extra living costs while repairs happen.

What it generally does not cover: flood (separate policy), your roommate's belongings unless they are on the policy, and losses above your chosen limits. And a note that surprises people, standard renters coverage does not include flood, so if you are in a low-lying area near a river or the coast, ask about it.

How much does renters insurance cost in South Carolina?

This is the good news. Renters insurance is one of the best values in all of insurance. For most Midlands renters, a policy commonly runs somewhere in the range of $15 to $30 a month, depending on your coverage limits, your deductible, and whether you add any extras like scheduled coverage for a wedding ring or expensive gear.

You can usually lower the cost further by bundling it with your auto insurance, which many carriers reward with a discount on both policies. If you already carry car insurance, adding renters coverage with the same company is often the cheapest path.
